How to Talk About Rooms in French Homes

When buying or renting a home in France, you’ll often see property listings that mention le nombre de pièces — literally, the number of rooms.
This usually refers to main living spaces only — not bathrooms, kitchens, or hallways.

So if an ad says “un appartement de trois pièces”, it means a three-room apartment, typically:

  • one living room (salon / séjour), and
  • two bedrooms (chambres).

Example:

Un appartement de trois pièces avec balcon à Lyon.
→ A three-room apartment with a balcony in Lyon.

Grammar Tips

1. Using “se trouver”

In property descriptions, se trouver (to be located) is often used instead of être:

La cuisine se trouve à côté du salon.
The kitchen is located next to the living room.

It sounds slightly more natural or formal in estate descriptions.

2. Contractions with “de”

After prepositions like à côté de, en face de, or près de, the word de changes depending on the following noun:

Cultural Notes

What Do “T3” and “F3” Mean?

In France, homes and apartments are often described using codes such as T2, T3, or F3.
These letters stand for:

  • TType (used more commonly today)
  • FFonction (an older term, still used regionally)

Both mean exactly the same thing — they describe the number of main rooms (excluding the kitchen, bathroom, and hallway).

CodeMeaningExample Layout
T1 / F1One main room (a studio)A single room with kitchen and bathroom
T2 / F2Two roomsA living room and one bedroom
T3 / F3Three roomsA living room and two bedrooms
T4 / F4Four roomsA living room and three bedrooms

So, a T3 apartment means it has three main living rooms — usually two bedrooms and one living room.

You might also see:

  • T3 bis → “T3 plus” (with an extra small room or office)
  • T3 duplex → spread across two floors

Both T and F are interchangeable — the letter is mostly a matter of local habit or agency preference.

Typical Phrases in Listings

  • cuisine équipée → fitted kitchen
  • salle de bains attenante → ensuite bathroom
  • séjour lumineux → bright living room
  • grenier aménagé → converted loft
